Zeta is a newly established municipality set within the plain of the same name, the most fertile area in the country. It is recognised as a guardian of an authentic rural spirit and the warmth of a close-knit community.
Zeta has been an independent municipality since 2022. It lies between Podgorica, Tuzi, and the shores of Lake Skadar. Covering an area of 153 square kilometres, the municipality includes 22 settlements and has a population of more than 17,000. The Morača River flows through Zeta and, together with its network of canals, makes the region exceptionally fertile and green.
The people of Zeta are defined by strong family and local ties, as well as by the enduring continuity of village and suburban life. The population is predominantly Montenegrin and Serbian, alongside minority communities. Zeta is known for its strong local identity, traditional customs, and family-oriented way of life. The Orthodox community is the most prominent, though other places of worship are also present. Each village and settlement preserves its own distinct customs, while local festivals and gatherings continue to sustain a deep sense of togetherness and tradition.
Zeta’s economic development relies to a great extent on agriculture, particularly because of its flat terrain and proximity to the Podgorica market. In addition to farming, the municipality’s favourable position creates strong opportunities for warehousing, services, and smaller-scale manufacturing, especially along major transport routes and near the airport.
The municipality is home to several primary schools and one secondary school. Education is organised through local communities and shaped around the needs of the population.
Its proximity to Podgorica also gives pupils and students easy access to grammar schools, vocational schools, and universities in the capital, making Zeta an especially pleasant place for family life.
Cultural life revolves around local festivals, folklore societies, church holidays, and seasonal events.
Municipality Day, agricultural fairs, sports tournaments, and family festivals bring together residents from all settlements. Traditional music, customs, and local cuisine form an essential part of the region’s identity.
Lake Skadar, the Morača River, the canal network, and the distinctive landscape of the Zeta Plain give this area its special value. Together, these features shape the municipality’s natural identity and create ideal conditions for recreation, outdoor living, and the development of day-trip and leisure facilities. Lake Skadar is its greatest natural asset. The shoreline near Vranjina and the local beaches attract anglers, day-trippers, and nature lovers. The Morača River, the canals, and the fields create landscapes that shift in colour with the changing seasons.
The villages in the hinterland offer peace and an unspoilt setting. Cycling, fishing, boating, and walks across the plain are part of everyday life here.
Zeta has an excellent transport network. The airport is located within the municipality itself. Podgorica can be reached in around 15 minutes, while the main roads lead towards Bar, Ulcinj, and northern Albania. Regular bus lines connect Zeta with Podgorica and the southern region.
Sport and local events hold an important place in the social life of Zeta. Its football tradition stands out in particular, above all through FK Zeta from Golubovci, while a range of cultural and sporting events helps preserve local identity and strengthen social cohesion.
The plain is well suited to recreational running, cycling, and spending time outdoors. The river and the lake offer fishing, boating, and other activities.
Zeta is one of the most promising municipalities for investment. Its proximity to Podgorica, expansive plain, and accessible infrastructure attract investors. Apartments and family homes are in demand among those seeking a quieter life with fast access to the city. Agriculture offers major opportunities for greenhouse production, food processing, and organic products. Business zones have strong potential for logistics, warehousing, and small manufacturing facilities. Prices remain more moderate than in Podgorica, while demand continues to grow steadily.
Zeta is an ideal destination for those who love nature and a rural setting. Visitors can experience the beauty of Lake Skadar, enjoy fishing, walk along the canals, take a boat ride around Vranjina, or have lunch in an authentic local setting.
Life here is calm, natural, and centred on family. Houses and yards are spacious, and agriculture and nature are part of everyday living. Residents commute easily to work in Podgorica, then return to the quiet of the plain.
Zeta is a place for those seeking a balance between urban and rural life, with ready access to rich natural surroundings.
